Guayaquil continues to make dreams come true with public housing

Mucho Lote 2 is the third phase of a program for 140,000 local people that does not affect public spending programs. It is financed through the private sector that, together with the Municipality of Guayaquil, uses its skills and creativity to unite in the service of the people
THE HOUSING PROGRAM PRESENTED BY MAYOR NEBOT WILL PROVIDE HOMES FOR 140,000 PEOPLE
Jaime Nebot Saadi, Mayor of Guayaquil, recently presented the Mucho Lote 2 Housing Plan – a program to build 10,000 new homes with the help of five companies: Daldry, Mutualista Pichincha, Fanbercell, Urbanis and John Martínez. The aim is to achieve the same favorable results produced by earlier projects: Mucho Lote 1, which built 15,000 new homes, and Mi Lote, which created 10,000 residences. The project aims to build 35,000 new homes in total to provide housing for up to 140,000 poor people in the city, as well as creating thousands of direct and indirect jobs in the building sector. 
 
Nebot was keen to point out that the program would not come out of public spending thanks to financing from the aforementioned five companies. According to the Mayor, the plan also has significant benefits for the city as a whole, not least from an increase in the level of people’s trust in the local government after leading such a serious project.
 
The housing project is located by the River Duale in the lower sector of the Cerro Colorado area, northeast of the city of Guayaquil and at the 11km point of the Av. 6 road, by the Terminal Terrestre-Pascuales highway. It will be spread across 143 hectares and will consist of nine stages of 9,408 separate units, all auctioned by the companies involved. It is envisaged that 7,964 units will be for residential use and 1,444 for both residential and commercial use. 
 
The Municipality of Guayaquil will also manage a development consisting of recreation areas, a large linear park, a cycle path and a river embankment.
 
At a later date, still to be decided, the project will have a further 6,000 plots to auction, explains Carlos Salmón, Municipal Director for Land, while confirming that all the plots in Mucho Lote 1 had been taken. 
 
In Mucho Lote 2 all will be one or two-storey homes with three bedrooms and a little more expensive than those in Mucho Lote 1 (minimum of 80 m2). The authorities estimate that the prices for these homes will be between $20,000 and $40,000, while for Mucho Lote 1 the prices were between $6,000 and $22,000.
 
To be eligible for these homes people must be able to prove that they have lived in Guayaquil for at least three years, that they do not have a home or land, and that their family income is less than 6% of the price of the house they are asking for. 
 
The program will be developed over the next 30 months under an investment model proposed by the Municipality of Guayaquil. As previously mentioned, the participating companies are Mutualista Pichincha, Daldry S.A., John Martínez Zambrano, Fanbercell S.A. and Urbanis. Within Mucho Lote 2 there are various plans divided into macroplots, each of which will be developed as a private residential compound.
